The property at issue is a stone farmhouse dating back to the 19th century, located in the countryside of one of “The Most Beautiful Villages in Italy », the suggestive Civita di Bagnoregio. We are in the heart of the Tuscia, a territory rich in history and archaeology such as the Etruscan Necropolis of Tarquinia, a UNESCO World Heritage Site. The region is also famous for its famous thermal baths: Saturnia, Viterbo, Chianciano, San Casciano dei Bagni, and Bagno Vignoni. It’s also full of areas covered in vineyards: Montefiascone, Montepulciano, Montalcino.
The building, standing on a hill 500 metres above the sea level, is surrounded by an 18,000 m² plot of land, part of which is characterised by a forest of beautiful centuries-old oaks. This is a very quiet and safe place to live in. In the summer, there’s a pleasant cool that will allow you to enjoy the wide external areas and to relax yourself, shaded by the trees, in the “secret garden”, or in the north-facing porch.
The farmhouse is equipped with a new plant design. There’s a hydraulic system powered by the municipal aqueduct, with a 800 l safety tank of drinkable water, while the domestic hot water is powered by solar panels, and there’s a concrete basing to containt up to 30,000 l of rainwater.
The heating system is powered by several energy sources: methane gas, stored in an underground tank which powers a condensing boiler. Then, there’s a wood-powered closed fireplace, and a thermo pellet stove. The heaters are made of lacquered stainless steel.
The main building has an area of 240 m² arranged on two floors.
Ground floor: wide entrance with original stone staircase leading to the upper floor. Big traditional kitchen with a monumental fireplace, double washbasin made of Carrara marble, decorations made of handmande majolicas of Castelvetrano. Professional kitchen with 2 ovens, an electrical and a gas one, with extractor fans and food infrared food warmer. A big living room (once used as barn) characterised by a closed fireplace with copper chimney which passes through the upper floor as well. From the living room, one can get to the porch. Then, we can find a small cellar-broom closet, a big bedroom with independent entrance, and bathroom.This part of the building can be used as independent flat.
Upper floor: from the spacious stairwell you will get to 3 bedrooms, a bathroom, and a big master bedroom with double ensuite bathroom with doors dating back to the 1500s.
The annex is an old pigsty and is an original building of the 1700s, to be restored, made of stone, of about 70 m².
One can also build a swimming pool, and the property isn’t situated in an area of outstanding natural beauty. In case you want to do it, it’ll be offered in the arranged price.
Lastly, there’s a cellar/grotto – an old tank used to gather rainwater – which can be turned into a covered swimming pool to be used in winters too!
